Knowing the Importance of Home Inspection Reports

Hello everyone. I am just new here and I would like to share part of an article I have written before for one of my clients. I hope you could learn something new from this.------------------------- When buying a home, it is imperative that you obtain a pre-sale home inspection. A home inspection report will be prepared by the inspector or the inspection company, which you should keep for future reference. Future decisions regarding the home sales can be made based on the report, particularly on necessary repairs or changes that were highlighted that the seller should need to complete while the deal is still in escrow. The report can also give you information regarding major issues with the home, which can push you to make a decision on whether to proceed with the deal or cancel the escrow.    Most observations though are cosmetic in nature. Some could be easily addressed during the escrow period or would be trivial enough to be performed after the home has changed hands. Adjustments in the prices may be necessary though, if this would be the deal. Some of these observations would include: water pressure; the condition of water heaters; heating and air-conditioning facilities; the status and condition of plumbing fixtures; smoke detectors; leaks in the roof and other items of concern.       If you are planning to purchase or sell a home, check the links here for certified home inspectors.
